If you are selling a residental property you must commission a Home Information Pack before you can sell your property. The pack will contain detailed information about your property and will include official searches, title information,an Energy Performance Certificate and a Property Information Questionaire..

Costs are likely to be in the region of £300 to £500. This may have to be paid up front although some providers will offer different payment terms.

The way in which the regulations are drafted means that Sellers have a great deal of discretion as to what should be included in a pack. We can guide you on that.

There are a lot of potential providers and many use HIPs to sell other services you may or may not want. You will have a choice but some deals may tie you in to particular schemes which may prove to be quite expensive in the long term. There is no intention for pack providers to be officially regulated in any way.
