Home Information Packs
Since August 2007 it has been
compulsory for a person who is marketing a residential
property to provide a Home Information Pack containing
all relevant details of the property and its title
and a specially commissioned Energy Performance
Certificate.
The requirements were initially
phased in but now cover all residential properties
being sold with vacant possession.
New regulations concerning the
content of the HIP and the availability of insurance
to bolster unofficial local searches, will come
into force on 6th April 2009.
Under transitional arrangements,
it will be possible to market the property even
if the EPC is not available as long as it and
the other components have been ordered. This arrangement
for "first day marketing " will end
on 5th April 2009.
The current Regulations relating
to the contents of the packs mean that the main
elements are of a legal nature and are things
that we presently prepare for a sale.
We provide the packs and are
able to source all relevant information and deliver
it quickly so that there is no delay in the property
being marketed and less chance of sales falling
through.
We believe that, as with other
aspects of your house move, you should put your
trust in someone who is acting solely on your
behalf and you should contact us at a very early
stage so that we can work closely with your Agents
to provide the Home Information Pack.
